Property and Design Services
Advice for homeowners, property owners, landlords, tenants and professionals dealing with alterations, neighbouring works, lease obligations or property disputes.

Advice for Building Owners and Adjoining Owners under the Party Wall etc. Act 1996. Services can include initial applicability advice, preparation and service of notices, Schedules of Condition, surveyor appointments, Awards and post-award matters.

Measured surveys and design support for residential extensions, loft conversions and alterations. The service can include concept design, planning applications, Building Regulations information and coordination with Building Control and other consultants.

Advice to commercial landlords and tenants on repair, reinstatement and redecoration obligations. Services can include Schedules of Dilapidations, liability reviews, cost assessment, negotiation support and management of remedial works where agreed.

Independent surveying opinion and reporting for suitable building and property disputes. Every potential instruction is reviewed for scope, competence, conflicts of interest, required evidence and the questions to be addressed before an appointment is accepted.
Project and construction consultancy
Independent support for clients, developers, funders and property professionals planning, procuring or delivering construction work.

Coordination and oversight of construction projects from initial planning through to completion. The appointment can include programme, risk, budget, consultant coordination, communication and progress reporting within the agreed scope.

Professional administration of building contracts, including instructions, payment assessment, changes, progress, completion and the other duties required by the selected contract and agreed appointment.

Independent development monitoring for lenders, funders and investors. Services can include progress inspections, review of project information, commentary on reported expenditure and drawdown requests, and proportionate reporting within the agreed scope.

Periodic inspections and reporting during construction, providing clients with independent observations on progress, visible workmanship and identified issues. This is a periodic monitoring service and does not constitute continuous supervision or site management.
